Irina Jivotova has listings all over the GTA, and you can see some of her current listings on her website: www.irinashomes.com

Let’s take a look at some things to pay attention to when browsing for a home! Before you even start looking for a home a really good tip is to have your financial situation figured out and Irina recommends having a pre-approved mortgage before you start looking. That way, you’re not stressing yourself out after the fact. Planning ahead is a great way to ensure that you end up with the home that you want at the end of the day.

One thing that might be overlooked when looking for a home is to make sure to pay attention to the layout of the house itself. Although things like the basement, the kitchen, and washrooms may cost a lot to renovate, redoing the entire layout of a house will definitely cost more. Next is to always look for good lighting. When you first walk into a house that you’re looking at it’s vital to pay attention to the lighting in the house. Natural lighting is great because it allows you to not use as much electricity, and it looks better. The sun is also going to be rising and setting in a certain direction facing your house, but also letting in heat and letting out heat in different seasons. Try and look for a house that is bright and welcoming when you enter!
